So, these tests that one needs to get done now, anyone one had them done recently? Rough idea of cost and what to be done and when (in what order sort of thing) would be of interest.

I think its all here.
All diognoses should be done before a property is put on the market. if you are using an agent they will get it done.
cost??? how long is a piece of string, people we know have paid 250e and another 475e.
we will soon have to fork it out as our property will soon be on the market

The only one you have to do before the property is put on the market is the energy consumption one, cost approx 100 euros and you have to pay for that one at the time. The other tests are done when someone is interested in signing a compromis, it is pointless doing them earlier because some of them could run out of validity before you get a sale. The payment for these tests can be delayed until the house is actually sold, the notaire will pay the bill at the end.

We have been quoted approx 400 for these other tests.

I agree with Clarelouise don't have these diagnoses done too soon.
The validity for lead and asbestos tests won't run out, but the others will and you may have to have them done again.
We paid roughly €100 for each test (3 years ago).

We had our energy tests done about a month ago and it cost around 100 euros. Our agent has advised us to wait until we get a potential buyer before we get the others done.

What the prices will be in 2020...? :lol: :lol:

I would shop around and have them all done at the beginning signing up for 'contra visite gratuit' depends on size of house.

Brilliant, no money so want to sell to move on to make more mney working elsewhere but with no money can't get tests done so can't sell, hmmmm, ways to slow the economy eh.

Unless . . . . . with the simple tests one had before one could 'settle' upon the reciept of the money.

Just had a Devis for "2 diagnostics +ERNT" - 240€ TTC. They pointed out that renewal of diagnostics would be free up until the sale of the property, and paiement could be in three stages, without interest. That's nice of them!! :D I should imagine those terms are standard in these lean times, so it's worth asking!

What I did point out though, is that we're selling an agricultural building, not classed as habitable and no fixed central heating - so don't know whether that makes a difference. (Thought agricultural properties were exempt from energy tests - they're just big sheds! :- )
